Local Detail
The east end and the rural fringe raise issues that rarely appear in a downtown condo purchase.
Outside serviced areas, the property runs on a private well and a septic system. Both need to be looked at before you waive conditions, including water quality and quantity, septic permits and capacity, and whether the system suits the number of bedrooms you plan to have.
Ottawa charges no municipal land transfer tax. Only the provincial tax applies, which makes an Ottawa purchase materially cheaper to close than the same price inside the City of Toronto.
Much of Ottawa’s housing stock predates modern surveying practice. Fences in the wrong place, sheds over lot lines and driveways crossing a neighbour’s land are all common, and title insurance does not cure everything.
A property reached by a private road, a shared laneway or a right of way over someone else’s land needs that access confirmed on title, not assumed from the listing.
Moving Checklist
Utility accounts do not automatically transfer to the new owner. Buyers and sellers should contact each applicable provider directly before closing and retain confirmation of the requested start or stop date.
Use My ServiceOttawa to access property tax and water information, receive electronic bills and submit a Vacant Unit Tax declaration.
Sellers should arrange for a final meter reading and provide a forwarding address. Buyers should confirm that a new account has been opened in their name effective the closing date.
Hydro Ottawa supplies electricity to most properties within the urban service area. Moving requests should be submitted in advance of the closing date.
Some rural and outlying Ottawa properties receive electricity from Hydro One rather than Hydro Ottawa. Confirm which provider serves the property before closing.
If the property uses natural gas, arrange to start, stop or transfer service using the closing date.
