Scope of work

What a Closing Actually Includes

Most people are never told what they are paying a lawyer to do. Here it is, in order.

  • Review your Agreement of Purchase and Sale and, for condominium purchases, the Status Certificate, explaining anything that requires your attention or a decision
  • Complete title, judgment, property tax and utility searches to identify mortgages, liens, easements, arrears or other issues affecting the property
  • Raise any required title requisitions with the seller’s lawyer, review their responses and examine the draft Transfer
  • Review the seller’s Statement of Adjustments, calculate land transfer tax and any available rebate, and confirm your exact balance required to close
  • Review the instructions for one standard institutional mortgage, satisfy the lender’s legal conditions and prepare the mortgage documents
  • Arrange title insurance, complete the insurer’s required documentation and explain what the policy does and does not cover
  • Prepare your closing documents, meet with you by secure video call to explain and sign them, and coordinate the exchange of documents and funds
  • Electronically register the Transfer and mortgage, confirm when your keys are released and provide your final reporting package after closing

Every step above happens without you taking time off work.

Common Questions

Questions About Buying, Selling and Refinancing

What documents are needed for a home purchase closing?

Valid government-issued photo identification, your Agreement of Purchase and Sale with any schedules and amendments, your mortgage commitment letter if you are financing, proof of home insurance effective on the closing date, and confirmation of how your down payment and closing funds will be delivered. Additional documents may be required depending on the property and the lender.

What is a Statement of Adjustments?

It itemizes the credits and debits between buyer and seller as of the closing date, including prepaid property taxes, condominium common expenses and the deposit already paid, and it sets out the final balance due on closing. You receive it before closing so there are no surprises about the amount you need to send.

What happens on closing day?

Your lawyer completes final due diligence, exchanges closing documents and funds with the other side, and registers the transfer electronically. Once registration is confirmed and funds have been released, keys are made available to you. Timing varies with each transaction and when mortgage funds arrive in our trust account.

Can a real estate transaction be handled virtually in Ontario?

Your closing is designed to be handled remotely, from document review and identity verification to video signing and electronic registration. If your circumstances require an in-person step, we will coordinate it clearly and conveniently for you.

We are based in Ottawa and act on transactions throughout the province. Because the process is virtual, where the property sits matters far less than it used to. Realtors and brokers can see how we work with referring agents on our page for partners.
